I have learned many things in my 40+ years in Real Estate.

For example: When you present the Sellers with a spreadsheet showing 10 Buyers for their property, the first thing they say is, “we priced it too low.” Or, in a “normal” market, the Buyers decide to come in extremely low. You explain to them that insulting the Seller will end up hurting them, but they don’t listen. How about the Sellers who don’t want to reduce the price of their home even after it’s been on the market for 2 or 3 months. I explain to them, Real Estate is a commodity, just like any other. If it doesn’t sell, you have 2 choices, reduce it or take it off the counter.

I have spent a large portion of my career in the distressed property market initially buying, renovating, renting, and selling distressed properties. I eventually became an auctioneer doing property auctions in Maryland’s 23 counties plus the District of Columbia. I have worked with Chapter 7 and Chapter 13 Bankruptcy Trustees in assessing property values and selling real estate assets when necessary.

People don’t just stop paying their mortgages. There is always a reason behind the distress: loss of income, marital issues, medical problems, drugs, and alcohol. It takes empathy and special real estate knowledge to help them through this time in their lives.
The Southeast Florida market is very vibrant right now. When that will change, no one knows. If they tell you they do, they don’t! When things do change, we have to be ready to handle the “other” side of things.

This is a very complicated business. If done correctly, it is extremely rewarding.
My goal has always been to have everyone get up from the settlement table smiling.
